STATUS ALONG S/F AND B/W I. History of the
White Picket Fence A.
A Legal document states that the association is responsible for
maintaining and
Painting the current white fence exterior since it sits directly on the
property line between
The homeowners and county easement.
This is now false due to a recent survey done
Of the property lines. B.
Two and half years ago the board at that time elected to have the fence
repaired and
Painted. C.
It also elected to set up a budget for the removal and installation of a
new fence of the same
Design, material and Current footprint.
$25 of the current $150 annual fees is budgeted
Toward this project.
1. This will encompass the
years 2002 – 2005. D.
This was set for a savings of $24,000. E.
After two years we currently have saved $12,375. II. Survey Results A.
With the 2003 dues receipts we also sent out a fence survey or flow chart
to all homeowners
To fill out and return with their 2003 dues receipt. B.
This survey consisted of four categories which had three selections
within each category.
1. Each selection had the
price of the new fence style, material, and how it would
effect their yearly dues. C.
Of the 247 homeowners only 103 returned the survey – 42%.
1. 25 – Leave fence as is,
will to homeowner
2. 17 – Replace current
fence w/ Ky vinyl 3 rail on current footprint
3. 15 – Pull fence out and
then leave as is
4. 14 – Replace current
fence w/ same style but vinyl material on current footprint
5. The remaining 32 returns
were spread out among the remaining 8 ideas. D.
With these results and no clear cut homeowner input.
1. The board came to the
decision that it would need to make the final decision on if the
current fence should stay or replace with new,
and of what style and material.
2. With this decision the
board decided it was necessary to have a survey done of the
property lines on S/F & B/W to verify where these property lines were
and where the
fence actually sat. III. Surveyor A.
Last Friday September 12th, Henderson and Bodwell was
contracted to survey these property
Lines.
1. What we found was that
the property line for B/W sits some 15-20’ outside the
current fence.
2. The property line on S/F
sits 2-3’ inside the current fence. B.
With these two contradicting property lines it further complicates the
matter of placement of
A new fence. C.
We have currently tabled the fence project until all this data is
finished, and where we can sit
Down go over this information and make a logical decision.

We also need to remember that when S/F is widened that portion of the
fence now lies some
2-3’ inside the county easement. D.
